June 18, 2010:
Cardamone Tract Sketch Plan, Stump and Pickertown Roads, was presented at the Planning Commission meeting on March 18, 2010. The next step is for the applicant to revise plans and submit preliminary land development plans.
Johnson matter, 936 Red Oak Farm Drive, will be heard by the Zoning Hearing Board on June 28 The applicant has requested a variance to construct a roof over an existing porch. This will require a variance from the rear yard setback standard.
Lingo Subdivision, Stump and Pickertown Roads, was recommended for final plan approval by the Planning Commission on June 17. The matter is tentatively scheduled for the Board of Supervisors on July 13.
Lower State and County Line Commercial, is a preliminary plan for a proposed convenience store with gasoline sales. The plan will be heard by the Planning Commission at an upcoming meeting.
Penrose Tract, Easton and Paul Valley Roads, revised sketch plan was presented at the Planning Commission meeting on Thursday May 6. The applicant is reviewing comments at this time.
Pete's Express Car Wash proposal, 75 Easton Road, was heard at the Zoning Hearing Board on April 26. Four items of relief were granted and one item was denied. The applicant has submitted revised preliminary plans, which are currently under review. A conditional use hearing is also upcoming.
Teva Pharmaceutical Plan proposal, Limekiln Pike, County Line and Lower State Roads. The applicant has submitted revised sketch plans and recently submitted a petition for amendment to the Zoning Map and Comprehensive Plan. These submissions are being considered by the Planning Commission. The next public meeting is June 24, 7:30 PM at CB South. The full traffic study is under review. A preliminary by-right plan has also been submitted and is also under review. Specific information is available elsewhere on this website.
West Tract Preliminary Plan proposal, Valley Road and Appaloosa Road was recommended for preliminary plan approval by the Planning Commission May 6. A hearing before the Board of Supervisors is forthcoming. Q. If a new business or development project is planned near my home, what is the process for receiving information and can I contact you for updates?
A. We encourage interested folks to monitor our website for specific matters coming before the Planning Commission and the Board of Supervisors. If there is enough time, we send out letters to nearby property owners as a courtesy, but you can always contact me for information prior to any public notice, especially as development projects appear to have no activity for several months at a time. There is usually a minimum of four public hearings for a development project.
Q. We live on Palomino Drive and the same homes do not shovel snow from their sidewalks. The streets aren't safe for me walking my kids to school. What can be done?
A. Ideally, folks in the community should recognize the needs and safety of others. Our township ordinance states that property owners have twelve hours from the end of the snow storm to clear a 30" wide path along the sidewalk. Code enforcement will then contact the violators with a door hanger. We then monitor for compliance. Q. Are there new houses going in behind Bluestone Woods, near County Line and Kansas Roads?
A. What you see is the wetland mitigation project being done by PennDOT. Federal agencies such as EPA and the Army Corps of Engineers are requiring PennDOT to create wetlands since they are disturbing wetlands elsewhere as part of the Route 202 Parkway project. Warrington benefits with the increased naturalized reserved land, along with the educational opportunities. This improves our storm water management. The project is expected to be completed by the summer of 2010.
