What types of permits are required?

In Warrington Township Permits are required for all projects (commercial and residential) involving:

  • Structural changes (example: new construction, additions or alterations)
  • Zoning changes (example: shed, fence, or patio)
  • Zoning and Building (example: pool or deck)
  • Fire sprinkler or fire protection installations or modifications

What are projects homeowners do not need a permit for?

  • Projects involving a simple replacement without any structural changes can be done without a permit, (example: replacing kitchen cabinets or replacing siding).

 

Is a permit required for finishing a basement? What is required?

  • Permits are required for finishing a basement. Basements must have either a sprinkler system or a second means of egress to be finished.

Is a permit required for a roof?

  • A residential roofing permit is required for attached homes to insure the integrity of the fire rated plywood at the demising line between the units.
  • A permit application is required for submission for Single family homes, however, if shingles only are being replaced a permit fee will be waved, permit application will be for property record.
  • A permit is required for all commercial buildings.

What are the setbacks for a shed?

  • Permits are required for all sheds.  The minimum setback for a shed on a residential property is 3 feet.  There are no longer any exceptions to allow sheds to be closer to a property line.  Sheds may not be installed in any easement, buffer, or drainage swale.  Sheds are permitted only on properties with residential zoning.  Except for certain areas in the RA zoning district, only one shed may be permitted on a residential lot.  A shed must be less than 192 square feet in area (120 square feet in area for lots containing less than 7,500 square feet of land) and must be less than ten feet in height at its peak.  Anything not meeting these criteria is considered to be an accessory building and must meet all setbacks and zoning requirements for the zoning district in which the property is located.  Sheds are not permitted on any properties that are not in a residential zoning district.  All shed-like structures on these types of properties must fully comply as an accessory building with the standards for the zoning district in which the property is located or must variances from the Warrington Township Zoning Hearing Board must be obtained.

Do contractors have to be registered with Warrington Township?

Yes, all contractors and subcontractors have to be registered with Warrington Township for commercial and new residential construction.

  • To register submit a completed form;
  • Submit a copy of Certificate of Liability Insurance with Warrington Township as the additional insured;
  • Submit Contractors Registration Fee (See ).

 

Is a Use and Occupancy required for a resale or lease?

  • Yes, a use and occupancy is required for a resale, lease, or rental property.
  • The seller or landlord is responsible for obtaining a use and occupancy application form from the Township as well as paying the fee and setting up an inspection. (Agents are authorized to apply in place of seller).
  • No person should go to settlement or occupy a space without a Use and Occupancy Certificate. This is to ensure everyone’s safety.

How do I order a use and occupancy?

  • Submit a completed application;
  • Submit a payment in the form of check or cash (See );
  • Set up an inspection with the permits office at 215-997-7501.
  • An inspection should be scheduled no earlier than two to four days of needed inspection.

How long is a use and occupancy good for?

  • Use and occupancies can be done within 60-days of settlement or lease date
